Is this lot “dockable”?
This is THE BIGGEST question by far in the mind of some buyers and an even more important one for buyers who don’t know to ask it! Along the shores of Lake Greenwood there have been areas designated as Critical Habitat areas. These are areas that have been determined to be crucial to the survival of a particular species and essential for its conservation. In Critical Habitat areas the shoreline cannot be disturbed by the building of a dock, placement of a seawall, etc. NON-dockable lots are much less expensive, provide amazing views and are generally great homesites; as long as having a private dock or seawall isn’t a high priority. So it’s possible that when you see a price on a lot that seems “too good to be true" there's a reason for it. Call me and ask…”Is this lot dockable?”
Will a seawall be necessary or preferred for overall appearance of my property? What is the cost?
Some lots have more of a slope at the water’s edge than others. Some people just prefer the look of a seawall even though the lot doesn’t necessarily need one to protect its shoreline from erosion, etc. The cost of the seawall will vary depending on type, style, depth, and of course the amount of water frontage present on your property. What type of waste disposal is available for this lot?
Many lakefront communities have public sewer systems in place due to their close proximity to Greenwood. However, some communities that feature larger lots and are not located close to Greenwood utilize personal septic systems and private wells. A 3rd option for some lots are the installation of designed remote septic systems. Share your preference if you have one and this can save us valuable time and help guide us closer to the perfect homesite for you.
What amenities are available?
Community amenities vary from place to place. Some may include lake access, golf, tennis, swimming, on-site dining, bocci ball, social clubs, and even equestrian facilities.
