Why Greenwood?

Life Is Better in the Lakelands

Greenwood offers something increasingly rare: a true lake lifestyle, a vibrant small city, and a cost of living that still makes sense. Here’s what draws buyers to our corner of South Carolina.

An 11,400-Acre Lake

Lake Greenwood stretches across roughly 11,400 acres with more than 200 miles of shoreline — big enough for a full day on the water, calm enough to feel like your own private escape.

Boating & Fishing

Spend weekends wakeboarding, cruising to lakeside restaurants, or chasing largemouth bass, crappie, and striped bass in some of the best fishing waters in the state.

Historic Uptown Greenwood

Uptown’s famously wide Main Street is lined with local restaurants, shops, galleries, and festivals — including the celebrated SC Festival of Flowers each summer.

Lander University

A growing university in the heart of the city brings energy, arts, Division I & II athletics, and steady rental demand — a plus for families and investors alike.

Real Affordability

Your dollar goes further here. Compared to Charleston, Greenville, or Columbia, Greenwood offers lower home prices and property taxes — even on the waterfront.

Quality of Life

Top-rated healthcare at Self Regional, golf, parks, strong schools, and a genuine sense of community — all within an easy drive of Greenville, Columbia, and Augusta.

A Clear Path to Closing

The Home Buying Process, Step by Step

Buying a home doesn’t have to feel overwhelming. We break it into six manageable steps and walk beside you through every one of them.

1

Get Pre-Approved

Talk with a lender before you fall in love with a home. Pre-approval defines your budget, strengthens your offer, and takes surprises off the table. We’re happy to connect you with trusted local lenders.

2

Define Your Search

Waterfront or in-town? Deep water or quiet cove? New construction or historic charm? We’ll help you sort must-haves from nice-to-haves and set up instant alerts for homes that fit.

3

Tour Homes

We schedule showings around your life — including video tours for out-of-town buyers — and point out the things listings don’t mention, from water depth to road noise to resale value.

4

Make an Offer

When you find the one, we build a competitive offer backed by real market data — price, terms, timelines, and contingencies — and negotiate hard on your behalf.

5

Inspections & Appraisal

We coordinate inspections — including dock, seawall, and septic checks for lake properties — review the results with you, and negotiate repairs or credits where needed.

6

Close & Get the Keys

We work with your lender and closing attorney to keep everything on schedule, walk you through the final documents, and hand you the keys to your new Greenwood home.

Good Questions, Straight Answers

Buyer FAQ

How much do I really need for a down payment?

Less than most people think. While 20% down avoids private mortgage insurance, many buyers in Greenwood purchase with far less — conventional loans can start around 3% down, FHA around 3.5%, and USDA and VA loans can offer 0%-down options for eligible buyers and properties. Many homes in the Greenwood area qualify for USDA financing.

The right answer depends on your finances and goals, which is exactly what the pre-approval conversation is for. We can point you to local lenders who will walk through every option with you.

What should I know before buying a waterfront home on Lake Greenwood?

Lakefront buying adds a few layers to the process: dock permitting and shoreline regulations, water depth at the dock (especially in coves and during drawdowns), the condition of seawalls and existing docks, septic system health, and whether the property sits in a flood zone that requires flood insurance.

None of these should scare you off — they just need to be checked before you buy. We evaluate all of them as a standard part of every lake purchase we handle.

What’s the difference between “waterfront,” “water view,” and “water access”?

Waterfront means the property borders the lake itself, often with dockable shoreline. Water view means you can see the lake but don’t border it. Water access means the community offers shared amenities like a boat ramp, day dock, or common area on the water.

Prices differ significantly among the three, and each fits a different lifestyle and budget. We’ll help you understand exactly what a listing offers — and what it doesn’t — before you tour it.

We’re relocating from out of state. Can we buy remotely?

Absolutely — we do it all the time. We offer live video tours, detailed photo and video walk-throughs, and honest on-the-ground assessments of anything a camera might miss. Nearly every document can be signed electronically, and closings can often be completed with a mail-away or power-of-attorney arrangement.

Many of our buyers from Ohio, Florida, the Northeast, and beyond never set foot in Greenwood until moving day. We’ll also happily share relocation guidance on neighborhoods, schools, healthcare, and day-to-day life in the Lakelands.

How long does the home buying process take?

Once you’re under contract, most financed purchases close in about 30 to 45 days; cash purchases can close in as little as two weeks. The search itself varies — some buyers find their home on the first weekend of showings, while others take a few months to find the perfect fit, particularly for specific waterfront wish lists.

Does it cost me anything to work with a buyer’s agent?

Buyer representation and compensation are agreed to up front in a written agreement, and in many transactions some or all of that compensation can be paid by the seller — it’s negotiated as part of your offer. We’ll explain exactly how it works, in plain English, before you ever commit to anything.
