New listings in the Greenwood real estate market remained flat at 109. Pending Sales were up 74.1 percent to 101. Inventory levels shrank 12.2 percent to 717 units. Prices moved higher. The Median Sales Price increased 7.6 percent to $123,000. Days on Market was up 23.3 percent to 204 days. The supply-demand balance stabilized as Months Supply of Inventory was down 21.5 percent to 14.1 months.

Lake Greenwood real estate once again saw multiple offers on the best values still remaining. Even though the selection of lakefront property is shrinking (typical for this time of year), sellers are still motivated, rates are at all time lows and there are still great properties available.

On a larger scale, a total of 80 metropolitan statistical areas across 32 states and the District of Columbia were listed as improving housing markets on the National Association of Home Builders/First American Improving Markets Index (IMI) for August. This included 75 markets that retained their places on the list along with five new ones. ‘The list of improving housing markets in August includes metros across every region of the country, all of which have distinctly different characteristics in terms of their economic and employment bases as well as other factors,’ said Barry Rutenberg, chairman of the NAHB and a home builder from Gainesville, Fla. ‘The fact that we continue to see a strong core of metros showing up on the improving list each month adds to the growing evidence that the emerging housing recovery has a solid foundation on which to build as housing returns to its traditional role of driving economic growth,’ said NAHB Chief Economist David Crowe.
